
Godrej Properties Q3 FY26 Result Preview: Godrej Properties Limited (GPL) is expected to deliver a strong year-on-year (YoY) performance in the third quarter of FY26, supported by strong pre-sales momentum, new project launches and improving operational scale, according to Zee Business research.
The company’s board meeting is scheduled to be held on February 5 to consider and approve the unaudited standalone and consolidated financial results for the quarter and nine months ended December 31, 2025.
Net sales for the quarter are estimated to jump nearly 60 per cent to around Rs 1,558 crore, compared with Rs 968 crore in the same period last year. Profitability is likely to see a sharp rise, with profit after tax (PAT) projected at approximately Rs 1,149.7 crore, compared to Rs 158 crore a year ago, reflecting a nearly seven-fold increase.
Operating performance is also expected to improve significantly. EBITDA is forecast to surge to around Rs 337 crore from Rs 27.6 crore in Q3 FY25, translating into a strong margin expansion to about 21.6 per cent from just 2.8 per cent last year.
The company’s strong financial showing is expected to be driven by a healthy 47 per cent growth in pre-sales, which should provide solid revenue visibility in the coming quarters.
Analysts also point out that the low base of last year will aid YoY comparisons, while expansion in operational scale has significantly boosted operating profitability.
Additionally, contributions from recently launched projects are beginning to reflect in this quarter.

Godrej Properties has already rolled out two new projects in Bengaluru. Additionally, its premium Worli project, ‘Triology’, has received RERA approval, paving the way for potential sales momentum in Mumbai’s high-value segment.
Moreover, GPL recently announced sales of over Rs 1,000 crore at the launch of its premium plotted development project in Panipat, Haryana. According to the official release, the company has sold more than 600 plots, covering nearly 8 lakh square feet of saleable area, since the project’s launch in December 2025.
GPL also announced sales of homes worth over Rs 2,000 crore in the first phase of its luxury residential project, Godrej Trilogy, located in Worli, South Mumbai. The company said that it sold nearly 100 homes since the project’s launch in November 2025.
